How Many Tiles Do I Need? Area, Grout Lines and Pattern Waste

Why you can't just divide floor area by tile area: the grout-gap correction, pattern waste from straight to herringbone, rounding up to full boxes, and how to order tile without a second trip.

The naive way to count tiles is to divide the room’s area by the area of one tile and call it done. It feels airtight — and it’s wrong in two directions at once. It ignores the grout lines that make tiles cover more floor than their bare size suggests, and it ignores the offcuts you’ll throw away at every wall and around every obstacle. Order with that naive number and you’ll either come up short mid-job — when the dye lot has changed and your new box doesn’t match — or drown in leftovers. Here’s how the count actually works.

Start with the area, in one consistent unit

Everything begins with the surface you’re covering. For a rectangular room that’s just length × width; for an L-shaped space, split it into rectangles and add them, or measure the area directly. The one rule that matters is keep your units consistent: if the room is in square feet, the tile has to be reduced to square feet too, and a 12″ × 24″ tile is 2 square feet, not 288 of anything useful. Grout lines make each tile cover more than its size

Here’s the first thing the naive formula gets wrong. Tiles aren’t laid edge to edge — there’s a grout gap between them, typically 1.5 mm to 5 mm depending on the look and the tile type. That gap is part of the floor each tile is responsible for. A 300 mm tile with a 3 mm grout line effectively occupies a 303 mm × 303 mm cell of floor, because half the gap on every side belongs to it.

So the right divisor isn’t the bare tile area — it’s the effective area including the grout allowance:

effective tile area = (tile_length + grout_gap) × (tile_width + grout_gap)
bare tiles needed   = floor area / effective tile area

Using effective area instead of bare area means you need slightly fewer tiles than the naive count, because the grout is doing some of the covering. The calculator computes this effective cell from your tile size and grout width, then divides the floor area by it to get the true bare-tile count — and separately reports the grout area, the floor left uncovered by tile bodies, which tells you roughly how much grout to buy.

Pattern waste: the part everyone underestimates

The second correction pushes the number back up, and harder. Every tile that meets a wall or an obstacle has to be cut, and the offcut usually can’t be reused. How much you waste depends almost entirely on the layout pattern:

  • Straight (grid) — about 10%. Tiles run square to the walls; cuts only happen at the perimeter.
  • Brick / offset — about 12%. The running-bond stagger creates a few more partial tiles per row.
  • Diagonal (45°) — about 15%. Turning the grid means every edge tile is a triangle, and triangles waste more.
  • Herringbone — about 20%. The interlocking weave generates short, awkward offcuts almost everywhere, so a fifth of your material ends up as scrap.

The calculator applies these percentages for you:

tiles to buy = ceil( bare tiles × (1 + waste%) )

Switch the pattern from straight to herringbone and watch the order jump — that swing is real money, and it’s exactly the figure most people forget until they’re standing in the aisle short three tiles.

Round up to whole boxes — and keep the spares

Tiles come in boxes, and you can’t buy two-thirds of a box. Once you know how many tiles to buy, divide by the tiles-per-box and round up:

boxes = ceil( tiles to buy / tiles per box )

That final round-up bakes in a useful cushion. Those few extra tiles aren’t waste — they’re your attic stock. Tile is manufactured in dye lots, and a box bought six months later under a slightly different lot number can be visibly off in color or size. Keeping a handful of matched spares from the original order means a cracked tile years from now gets replaced invisibly instead of with a patch that screams “repair.” The calculator reports tiles needed, waste tiles, and full boxes side by side so the cushion is explicit rather than a happy accident.

Put it together

The honest tile count is a three-step move: divide floor area by the grout-inclusive effective tile size to get the bare count, multiply by the pattern’s waste factor, then round up to whole boxes. Skip any one of those and you’ll be wrong — and the error always seems to surface on a Sunday when the store is closed.
